Know your budget

Budget for upfront rent, agency and legal fees, plus the caution deposit.

Shortlist and verify

  • Search by area, budget and what matters most to you.
  • Question prices far below similar homes nearby.
  • Request a verification report to confirm the property is real and available.

View in person

  • View the home yourself or through a verified agent before paying.
  • Check water, power, security, drainage, the roof and the neighbourhood.
  • Confirm the landlord or agent is authorised.

Understand the fees

Get every fee in writing: rent, agency, legal, deposit and service charge. Confirm what is refundable.

Sign a proper tenancy agreement

  • Read it fully before signing, including the notice period, rent increase terms and repair responsibilities.
  • Make sure it names the correct landlord and property.
  • Pay by bank transfer to a verifiable account and keep every receipt.

Move in carefully

Take dated move-in photos and record existing damage.

Find a place you can trust

Search listings or request verification for a property you found elsewhere.
