Set your budget

Include agency and legal fees, survey, stamp duty, registration and repairs. Set your must-haves before viewing.

Verify the property

  • Confirm the address and visit in person, or send a verified tour agent.
  • Compare photos and videos with what you see on site.
  • Request an Oikus verification report before paying anything.

Check ownership and title

  • Confirm the seller owns the property or is authorised to sell.
  • Ask to see the title documents, such as a Certificate of Occupancy, Deed of Assignment or Governor's Consent, and the survey plan.
  • Have an independent lawyer carry out a search at the land registry to confirm ownership and that there are no disputes or encumbrances.

Inspect the home and area

Check condition, water, power, drainage, access and flood risk. Visit at different times and ask neighbours.

Negotiate and pay safely

  • Compare the price with similar properties nearby.
  • Pay into a verifiable company or escrow account, never to a personal account on someone's word.
  • Get a written agreement and receipts for every payment.

Complete the paperwork

Have your lawyer prepare and review the sale agreement, then complete the transfer, obtain consent and register the property in your name.
